All Quantum Investment Properties Ltd (herein QIP) deals are supplied with either a RICS valuation or a valuation guarantee unless otherwise stated and are sold on a strictly 'first come, first served' basis.
QIP charges a flat 2% + Vat finders fee (herein referred to as "Finders Fee") for each deal sold. Of the Finders Fee, £1,000 + Vat (herein referred to as "Reservation Fee") becomes immediately due after a buyer agrees to purchase one of QIP's Packaged Deals and has obtained verbal or written confirmation from a mortgage broker of the buyers decision in principle given from the lender. The balance of QIP's Finders Fee is due at least 5 days prior to completion taking place.
Where a guarantee is offered QIP will refund your valuation fee and your Reservation Fee in full if the official valuation figure provided by the mortgage lender is lower than what QIP have stated the market value to be. The valuation fee and Reservation Fee will also be refunded should the sale fall through due to no fault of the buyer.
To obtain your refund, QIP must receive written, email of faxed confirmation of withdrawal from the purchase within 24 hours of receiving the valuation figure. However, should you still proceed with the purchase after a lower valuation has been issued by the lenders valuer's, the Reservation Fee will become due again.
If the buyer pulls out after agreeing to buy a QIP deal, the Full Finders Fee will be due as we often reimburse the seller for any inconvenience caused by not being able to complete on their home sale quickly, as agreed.
Viewings of the property will only be carried out after completion has taken place. Costs quoted are for guidance only and may vary. They will also incur Vat where applicable. QIP does not accept responsibility for any expenses or losses incurred by you.
The Market Value quoted is taken from a RICS valuation on the property, unless otherwise stated, and will be confirmed by the lender's valuer.
